ST JAMES HOUSE

St James House sits in the heart of Grimsby’s civic centre, facing the Grade I listed Grimsby Minster. This modernist 1970s concrete framed building features brickwork, concrete facades, and distinctive oriel windows above an open parking under croft. Vacant for two decades, it suffered significant water damage and vandalism. Dedicated to Grimsby’s regeneration, The E Factor Group purchased the building in 2023 and appointed ID Architecture to transform it into a new hub for local business. The under croft, long associated with anti-social behaviour, was infilled with glass-fronted retail units facing St James Square, bringing activity and vibrancy to the area. The existing entrance was retained, but the interior was fully reconfigured to house a welcoming reception and staff offices. A discreet new extension introduces a lift core, ensuring equitable access to all levels.

The first floor is home to Business Hive members, featuring a lounge and flexible workspaces with views of The Minster. A large conference space, spanning the full depth of the building, will complete the first floor in the next phase. The second floor includes 18 office and meeting spaces of various sizes for individual lets. Each unit is designed for flexibility, supporting business growth without relocation.

Interiors follow a cohesive style: services are exposed and painted black for easy maintenance and a contemporary look. Contrasting raw materials, clean white plaster, and timber slat panelling add warmth. Diagonally laid timber effect LVT flooring adds depth, while dark oak strips define key areas. E Factor’s brand colour appears subtly in door frames and accents, threading their identity throughout the space.
